About The Space

Sparkenhoe House is a large detached Georgian Farmhouse located in the small hamlet of Upton on the Warwickshire Leicestershire border. The house is light and characterful with accommodation for up to 10 people and 1 infant over 3 floors. This property offers stunning countryside views, a wonderful outdoor heated pool in the summer months and walled garden.

Sparkenhoe House is 4 miles away from the picturesque old market town of Market Bosworth. The town has wonderful shops, pubs and restaurants, providing newspapers, flowers and fresh fruit and veg. The Black Horse is a great pub that serves delicious food and locally brewed beer. As well as pubs and restaurants, there is a market every Wednesday and a large park on the outskirts of the town.


Downstairs has a large, well equipped open plan kitchen and dining area. Off the kitchen is a utility room, cloakroom and downstairs loo.
Through the light and spacious hallway there is a games room with a pool table. You have the luxury of two reception rooms, one which we call the library that's great for games and reading, and another snug/TV room with a log burner.
In the evening enjoy the sun set in the conservatory, this space also has a small desk area.

There are two comfortable bedrooms off the 1st and 2nd floor hallways with luxury cotton bed sheets and Egyptian cotton bath sheets, both floors sleep four.

1st Floor
Bedroom 1, has a king-size bed with an ensuite bath and shower room - there is an option for a cot if needed.
Bedroom 2, has a king-size bed with an ensuite bath and shower room, this bathroom doubles up as a family bathroom for bedroom 5

2nd Floor
Bedroom 3, has a double Bed and an ensuite shower room.
Bedroom 4, has a king-size bed and an ensuite bath and shower room.
Bedroom 5, has two single beds and access to the bath and shower room on the 1st floor.

At the back of the house there is a swimming pool area, a BBQ and a walled garden. The swimming pool (open from May - September, weather dependant)has a large seating area as well as sun loungers.
At the front there is a large garden with plum and pear trees and beautiful countryside views. This garden provides a great viewing platform to watch the sun set and enjoy sundowners.
There is a garage to the side of the house that provides a secure place for one car and multiple bikes, and outside parking for 6 cars.
